Adam Grunley, AGC DC President

Adam serves as the President of the AGC DC Chapter of the Associated General Contractors of America, leading the chapter’s initiatives to strengthen the construction industry in Washington, DC, and the surrounding areas. With a deep commitment to industry advocacy, workforce development, and collaboration, Adam plays a pivotal role in revitalizing AGC DC alongside fellow leaders.
In addition to leading AGC DC, he is the Vice President of Grunley Construction, a family-owned firm with approximately 300 employees and $500 million in annual revenue. As a key executive, Adam is involved in multiple aspects of the business, including Preconstruction, Operations, and Small Business Development. With over a decade of experience as Chief Estimator, Adam is passionate about strategically assembling pursuit teams—including designers and key subcontractors—to help lead successful bid efforts.
A passionate advocate for small business inclusion in construction, Adam sits on the Board of Directors for the DC Hispanic Contractors Association, working to create more opportunities for diverse subcontractors in the industry.

Why AGC DC?

I serve AGC-DC because I believe in strengthening our industry, building connections, and creating opportunities for contractors in the DC region. As President, my goal is to revitalize the chapter, advocate for our members, and support the next generation of builders. I want to ensure AGC-DC remains a powerful voice for general contractors while fostering collaboration and business growth.

Being a member of AGC of America allows me to engage on a national level, staying ahead of industry trends, advocating for policies that impact our work, and promoting best practices in construction. My passion lies in leadership, advocacy, and growth—not just for my company, but for the entire industry.

Fun Facts:

A graduate of the Bullis School and the University of Florida, Adam shares two wonderful children—Hudson, age 13 and Blake, age 11—with his beautiful wife, Aimee. Beyond work, he enjoys sports, travel, and martial arts.

Patrick Cotter Headshot

Patrick Cotter, AGC DC Vice President

Patrick leads DAVIS Construction’s Renovation and Repositioning group.  He oversees DAVIS’ renovation portfolio from “cradle to grave”, engaging in the earliest stages of preconstruction / planning through project delivery.  This group oversees multiple types of repositioning projects – office expansion / MEP replacement/structural enhancements, office amenitizations, and building conversions including office-to-hotel, office-to-apartment, office-to-lab/technical, and office-to-anything!  He specializes in thinking through complicated conversion and renovation sequences and enjoys figuring out how to find simple solutions to technical project challenges.  Patrick gets to work with a talented group of DAVIS individuals that understand how to execute on some of the DMV’s most challenging projects.

Why AGC DC?

I like being part of an organization that is focused on the betterment of our industry.  Our group checks our egos / self interests at the door and focuses on what we can do for the betterment of General Contractors and the Washington DC construction industry at large.  I’ve established some of my closest industry friendships and mentors through the relationships I’ve formed at AGC.

Fun Facts:

Patrick lives in Vienna, VA with his wife and three young children (ages 5, 3, 2.)  He enjoys spending time outside with his kids and dog, Lucy.

Drew George

Drew George, AGC DC Secretary

Andrew (Drew) George joined Hensel Phelps in 1996 and is a graduate of Virginia Tech with a Bachelor of Science degree in Civil Engineering.  As an Operations Manager with Hensel Phelps, Drew provides support, leadership, and vision to our project teams and clients. By leveraging his experience in managing project finances, schedule, resource allocation and quality assurance, as well as his experience in construction, he assures that all client budgetary, safety and quality goals are met. Andrew is highly experienced in all areas of estimating, purchasing, engineering, superintendency and project management on both new construction and renovation projects through various contract delivery methods.

Why AGC DC?

I'm passionate about teaching, coaching, and mentoring the current and younger generation of builders entering the industry - both within Hensel Phelps and in the construction industry overall.  AGC DC’s Young Constructors Forum (YCF), in particular, helps me to play a larger role in supporting the personal and professional growth of our industry’s future leaders.

I've been married to my wife, Jen, for 25 years. We have two kids – all four of us Hokies!

Walter Hsu headshot

Walter Hsu, AGC DC Treasurer

Walter Hsu, the President and Founder of HSU Development. We are a commercial general contractor established in 1994. HSU specializes in mission-critical projects throughout the Washington, DC region and around the world. Over the years, we've had the privilege of working on projects at the Smithsonian Institution museums, the Pentagon, the National Institutes of Health, and the US State Department.
Born and raised in Washington, DC, second-generation builder myself. I'm also a graduate of the University of Maryland, with an MBA in real estate development from American University. Growing up, I attended Walt Whitman High School in Bethesda, Maryland.
Outside of my work at HSU Development, I'm actively involved in several organizations. Served as a board member of YPO and currently serve as a trustee at Georgetown Preparatory School. In addition to my construction work, I also run a commercial real estate firm that focuses on properties in the DMV area.

Why AGC DC?

My commitment to AGC-DC leadership spans over two decades. I'm driven by a desire to contribute to its mission, which is providing valuable educational, growth, and networking opportunities for its members. I'm also passionate about creating a lasting legacy for the next generation entering the construction industry. Hoping that my own children will consider pursuing careers in construction and real estate.

Fun Facts:

On a more personal note, I'm married and have two daughters and two sons, ranging in ages from 25 to 13. In my free time, I enjoy watching my children play lacrosse, whether it's at the youth or college level. I've even had the opportunity to travel to places like Hong Kong and Ireland to see them compete.

Darien, Grant 2022

Darien Grant, Finance Committee Lead

As the Vice President and General Manager for Turner’s Mid-Atlantic Office, Darien is responsible for overall leadership and management of the business unit. He has the ownership of and responsibility for producing short and long-range plans for the business unit, while setting the vision, demonstrating the core values, and implementing Turner’s standards of business conduct. Darien continually focuses on client satisfaction by establishing cultural alignment and meaningful long-term relationships. Darien promotes the philosophy of “One Turner” by communicating and collaborating with other business units and the company’s market segment leaders to ensure that Turner’s Mid-Atlantic clients and staff can benefit from the company’s full resources.

Prior to his current role, Darien held numerous key positions in the company including: Project Superintendent, Project Engineer, Project Executive, and most recently Turner’s Vice President of Inclusion. In his role as the Vice President of Inclusion, his work focused on leading the company’s global inclusion strategies including advocating for increased awareness of bias and promoting cultural transformation. Darien specialized in collaborating with Turner’s leaders and fostering skills to help them serve as employee advocates for all their employees. His real passion for intentional change that expands opportunities for marginalized groups resulted in his founding of Turner’s Employee Resource Groups (ERG). Under Darien’s leadership, Turner’s ERG structure expanded to over forty offices nationwide.

His leadership, passion for community change, and business acumen have been noted both national and regionally, with Darien being awarded numerous services awards from various organizations including the Richmond Public Schools Living Legacy Award, the Metropolitan Business League Trailblazer Award, the African American Real Estate Professionals Industry Leadership Award and recognition by the Houston Minority Business Development Center.

Darien has spent his entire 36-year career working at Turner in numerous roles for several business units. During that time, he has led numerous high-profile projects including the Martin Luther King Jr., National Memorial, Washington, D.C.; the Salamander Resort & Spa, Middleburg, VA; The National Intrepid Center of Excellence at Bethesda Naval Hospital, Bethesda, MD; the American Veterans Disabled for Life Memorial, Washington, D.C.; the Thomas P. O’Neil, Jr Federal Office Building, Washington, DC.; and the McDemmond Center for Applied Research at his alma mater, Norfolk State University.

He has a Bachelor of Science in Construction Technology from Norfolk State University and a Doctor of Jurisprudence from South Texas College of Law.

Chelsea Beacom, Events Committee Lead

Chelsea Beacom is the operations manager for Gilbane Building Company's Washington, DC office. In this role, Chelsea oversees project performance, recruitment, and retention throughout the DC metro area. Chelsea joined Gilbane in 2010 and has held various roles throughout the organization, most recently serving as project executive for Hyattsville Middle School, part of the Prince George's County Public Schools Blueprint Schools Program. In addition, she's managed several other large and complex projects, including the General Services Administration (GSA) US Diplomacy Center Pavilion, GSA Hoover Building Commerce Phase III project, and M&T Bank Stadium Renovations. Chelsea is a graduate of the University of Virginia with a bachelor’s degree in civil engineering and a master’s in business administration from Johns Hopkins University.

Fun Facts:

I have three daughters (including two identical twins) who are becoming entirely too clever and are constant reminders to never take life too seriously.

We love to watch documentaries (total nerds) and try to find a new recipe to make every weekend.

Mike Barnhart

Mike Barnhart, Education Committee Lead

Michael (Mike) Barnhart joined the construction industry in 1988 and Forrester Construction in 1997.  He currently serves as a Vice President with responsibilities in operations, safety, quality control, scheduling, project pursuit, and company strategic planning and leadership.  He is a licensed professional engineer with a Bachelor of Architectural Engineering degree from Penn State University.  His focus on planning and problem-solving result in successful projects that exceed client expectations.  He is equally at home with large scale base building projects and complicated, phased renovations and has considerable expertise in site coordination, scheduling, subcontractor management, quality control, and safety.

Why AGC DC?

After 37 years and counting of construction experience, I get great joy in giving back by sharing with younger professionals and anyone willing to learn.  AGC DC is a great forum to put aside our competitiveness, share ideas, learn from each other, and focus on making our industry better.

Fun Facts:

My wife and I designed and physically built our own home and are still putting the finishing touches on it.  When not working on the house or in the yard, I am a die-hard Penn State fan and attend all home football games, along with any other sporting event happening while in Happy Valley.
